Walk the route from parking to the kitchen, bedroom and laundry. A townhome with the rooms you need can still involve several flights of stairs between them. Check where guests would park, whether your vehicle fits the garage, and which outdoor space comes with the property. These details can matter more to daily use than a small difference in floor area.
If you are comparing a townhome with a Raleigh condominium, ask your closing attorney what you would own and which recorded documents apply. The appearance of the building does not answer the ownership and maintenance questions.
Association-maintained exteriors can reduce the work you arrange yourself, but the dues amount does not tell you which work is included. Request the current documents through the seller and listing agent, then compare the same items for each townhome.
When you compare monthly costs, identify what is already included in the proposed mortgage payment and what you would pay separately. HOA dues are usually paid outside that payment; confirm the arrangement with your lender and include each expense once. Our Raleigh HOA fees and rules guide explains the documents, assessments and repair-funding questions in more detail.
If you want to compare builder offerings, see new-construction townhomes in Raleigh and ask about the particular home’s expected completion and included features. For help with a shortlist, send us the addresses and your question about stairs, parking, maintenance or fees.
