What should Durham buyers compare next?

Browse current Durham listings and narrow by neighborhood, home type, bedrooms and budget. Compare recent closed sales of similar homes nearby. The report also shows how long recently sold homes took to reach an accepted offer and how their sale prices compared with recorded asking prices. Check a home's condition, price history and sale terms before deciding what to offer.

What should Durham sellers compare next?

Compare your home's size, condition and asking price with recent nearby sales and the active listings buyers could choose instead. Look at how long recently sold homes took to reach an accepted offer, how their sale prices compared with recorded asking prices, and what share of active listings are priced below their original asking prices. Ask an agent how those patterns compare with similar homes nearby. Seller Competition starts with single-family homes with at least three bedrooms; you can change the home type, minimum bedrooms and price range. Request a home-specific market analysis for a closer pricing review.

How Durham home types compare

Compare single-family homes, townhouses and condos separately. For-sale counts come from current listings; sold counts, median prices and days to contract come from the latest completed month. These are Durham listing totals, not neighborhood-level comparisons.

Durham home price and sales trends

The charts show Durham's latest 12 completed months alongside the matching months one year earlier. Switch to six months or hide the earlier year. Select a month in either chart to see its sold-listing count, median sold price and year-over-year change where available. Changes in the mix of homes sold can also affect the median.

Durham developments worth checking

These dated developments could matter for your move or a particular home. None establishes what caused changes in this report's sales or median prices.

Regional employment

RTI is cutting staff as it reorganizes

Reported October 1, 2026

ABC11 reported on October 1, 2026 that RTI International, a nonprofit research institute based in Research Triangle Park, was laying off approximately 200 staff members companywide as part of organizational changes during the quarter.

For an affected household, job uncertainty could change its moving timeline or comfortable spending range. The job figure is companywide, not a Durham total, and the article does not establish an effect on Durham housing demand or prices.

If your move relates to an employment change, revisit your budget and timing, then compare recent sales and active listings that match your needs.

Street and utility projects

Waterline work affects streets in East Durham

City construction update: October 23, 2026

Durham's October 23, 2026 update schedules waterline, sewer and stormwater work, stream improvements and pavement restoration for October 26–31 and November 2–7. Work areas include an easement near Grant Park North; sections of Lincoln, Simmons, Colfax and Spaulding streets and Massey Avenue; and an easement behind homes on Grant Street. Road and lane closures are planned, with detours intended to maintain access to nearby homes and businesses. Saturday work may depend on progress that week.

These are localized construction plans, not conditions across Durham. Street access and travel routes may change during the work, but the update does not establish an effect on home prices.

If you're considering a nearby home, check the city's latest project map and notices, then confirm driveway access, parking and your usual route before deciding.

Ongoing ownership costs

Homeowners insurance belongs in the budget

Announced January 17, 2025; 2026 increase effective June 1, 2026

The North Carolina Department of Insurance announced a settlement on January 17, 2025 providing for statewide average homeowners insurance base-rate increases of 7.5% effective June 1, 2025 and another 7.5% effective June 1, 2026.

These are statewide average base-rate changes, not a statement that every Durham homeowner's premium increased by those amounts. The insurer, coverage, home characteristics, deductibles and discounts can affect the actual cost.

Get a property-specific insurance quote and compare coverage and deductibles when estimating your ongoing costs, not just the purchase price.

Questions to consider before your next move

Should I buy now or wait?

There isn't one answer for every Durham buyer. If homes fit your needs and budget, compare current choices with recent nearby sales and ask how quickly similar homes have reached contract. If nothing fits, keep looking. These figures cannot predict whether waiting will bring lower prices or better choices.

What cash should I plan for upfront, and what will owning a home cost?

Budget for upfront costs, including your down payment and closing costs. Ongoing costs include mortgage principal and interest if you're financing, property taxes, homeowners insurance, utilities, maintenance, and any HOA fees or mortgage insurance. Weigh these against your income, regular expenses and savings goals. Get property-specific estimates from your lender, tax assessor, insurer and HOA where applicable before settling on a budget.

CFPB: How much to spend on a home
What should I offer on a Durham home?

Start with recent sales of similar nearby homes, the property's condition and current alternatives. The report shows how the sale prices of closed listings compared with their recorded asking prices, but that percentage isn't a discount to apply to an offer. Ask about the home's price history, concessions and other terms before deciding on an amount.

This report covers Doorify MLS residential listings labeled City = Durham and StateOrProvince = NC, including single-family residences, townhouses and condos at all prices and bedroom counts. Those MLS labels do not necessarily match Durham's municipal boundaries. These figures are not totals for Durham County, any other county or the wider Triangle.

Doorify MLS. Closed-sale records normally refresh daily. Current listing information normally refreshes about every six hours, with separate check times for for-sale and under-contract snapshots. A newly completed month is added only after refreshed records provide complete coverage.

How these numbers are counted

The report uses Doorify MLS Residential listing records labeled City = Durham and StateOrProvince = NC, limited to single-family residences, townhouses and condos at all prices and bedroom counts. The MLS labels do not necessarily match Durham's municipal boundaries. A property can have more than one listing record, so sold-listing counts do not necessarily represent unique property transfers or every sale within city limits.

Monthly sales use the calendar month in which the sale closed. The latest figures come from the most recent fully refreshed, completed month; the incomplete current month is excluded. The charts show the latest 6 or 12 completed months, optionally compared with the matching calendar months one year earlier. The accessible table retains all 24 completed months. Year-over-year comparisons are not formally seasonally adjusted. For-sale and under-contract snapshots have separate check times and are not month-end inventory figures.

Median sold price is the middle sale price among qualifying closed listing records with valid positive sale prices. Changes in the median can reflect differences in the types, sizes and prices of homes sold, not necessarily changes in the value of comparable homes.

Counts from 1 through 4 are hidden; a true zero is shown as 0. Each median or percentage requires at least 10 valid observations for that measure, including within individual home-type rows. Median sold prices require at least 10 valid positive sale prices. Related totals or sample counts may also be hidden if they would reveal a suppressed small count, such as the number of closed listings without a valid sale price. Hidden does not mean zero. Figures are withheld when data access, coverage or freshness cannot be confirmed.

Under contract means a sale has been agreed to but hasn't closed. The report does not provide neighborhood-level statistics, historical inventory or months of supply. These figures cannot by themselves establish a buyer's or seller's market, determine an individual property's value or predict future prices.

The home-type rows show current for-sale counts alongside the latest completed month's sold-listing counts, median sold prices and median calendar days to contract.

For listings that closed during that month, median days to contract measures calendar days from the reported OnMarketDate to PurchaseContractDate. Records qualify only when the on-market date is on or before the contract date and the contract date is on or before the closing date. Missing or invalid dates are excluded; zero days is valid. Off-market intervals are not subtracted, and earlier relistings are not combined. This is not MLS days on market (DOM/CDOM), an estimate of how long currently active homes will take to sell or a prediction.

For closed listings with valid positive ClosePrice and ListPrice values, the sale-to-asking percentage is the median of each listing's ClosePrice divided by ListPrice, multiplied by 100. It is not a ratio of median prices. The below-asking percentage is the share of these eligible listings whose ClosePrice is lower than ListPrice. ListPrice is the asking price recorded on the closed listing, which may differ from its original asking price. Neither measure accounts for concessions, credits or incentives.

For current Active listings with valid positive ListPrice and OriginalListPrice values, the price-reduction percentage is the share whose current asking price is below the original recorded asking price. This compares the two recorded prices, not the number of reductions during a month, individual price-change events or the listing's complete price history.

Does this report include every home sale in Durham?

No. It counts qualifying Doorify MLS residential listing records labeled City = Durham and StateOrProvince = NC, not every property transfer within Durham's municipal boundaries. Only single-family residences, townhouses and condos are included. Sales outside the MLS are not covered, and separately recorded listings can be counted more than once.

Does a change in Durham's median home price mean my home's value changed?

Not necessarily. The median is the middle sale price among qualifying homes sold during a month. If larger houses account for more sales one month and smaller homes or condos account for more the next, the median can change without comparable homes changing in value. Recent sales of similar nearby properties are more useful for evaluating one home.

How current are the prices and homes-for-sale numbers?

Sale prices and counts cover the latest completed calendar month with fully refreshed records. Closed-sale data normally refreshes daily, while listing inventory normally refreshes about every six hours. For-sale and under-contract figures show separate check times. If the data cannot be verified, current figures are withheld.
