Zillow describes its Zestimate as a computer-generated estimate, not an appraisal. A comparative market analysis adds an agent’s review of relevant properties and your home’s specific details. If an online estimate doesn’t seem to fit, share it and ask which comparisons support a different price.

What makes another home a useful comparison?

Location, size, home type and condition help determine whether a comparison is meaningful. A renovated home and one needing work may call for different pricing, even on the same street. Ask which differences matter most for your property.

Is a market analysis the same as an appraisal?

No. A comparative market analysis helps inform a suggested listing price. An appraisal is a separate opinion of value from a licensed or certified appraiser. If you need a formal appraisal for a lender or another purpose, discuss that requirement before requesting a service.
