Walk from the home to shops and parks.

If walking matters, start at a home you are considering and walk to the places you would use—a park, restaurant, grocery store, coffee shop or transit stop. Check the whole route and its crossings, not just the streets around Downtown Cary Park.

Before a second showingVisit again during an event or at the time you would normally be home. Listen for traffic and look at parking on that street.

High House Road / Bond Park

Drive to Bond Park and your grocery store.

Use Bond Park on High House Road as one stop on your visit. Then drive from a potential home to your grocery store, workplace or another regular destination. For a greenway walk, test the route from the home to an open entrance.

Repairs and what the HOA coversCheck roof and heating and cooling equipment ages, repair records, what the homeowners association (HOA) covers and what you would maintain yourself. Similar prices can come with different repair bills.

West Cary / Green Level Church Road

Drive your commute before choosing a home.

If newer construction is on your list, compare available homes in West Cary with options closer to your daily destinations. Thomas Brooks Park on Green Level Church Road gives you one place to stop while exploring this side of town.

Tolls, HOA fees and builder timingCheck the work route, tolls and HOA or amenity fees. For a home still under construction, ask when the builder currently expects it to be ready and confirm which features and finishes are included.

North Cary / Harrison Avenue

Drive to RDU and your workplace.

If regular airport trips matter, include homes around North Harrison Avenue in your comparison. Drive from a home you are considering to Raleigh-Durham International Airport (RDU) at your usual travel time, then test the trips to work, groceries and other weekly destinations.

Listen for aircraft at different timesIf aircraft activity matters to you, search the address with RDU’s flight tracker and visit the property at different times. A “North Cary” label does not tell you what aircraft activity you may notice at a particular home.

A cost-of-living average for Cary cannot tell you what one home will cost to buy and own. Get estimates for the address and keep one-time costs separate from monthly bills.

Mortgage, taxes and insurance

Ask your lender for a payment estimate that identifies principal, interest, property taxes, homeowners insurance and any mortgage insurance. Confirm the property’s county and current tax record. Check whether it is inside Cary’s town limits; the mailing address alone does not answer that question.

HOA, utilities and repairs

Request the current homeowners association (HOA) dues, what they cover, and any current or approved special assessments—extra charges beyond regular dues. Ask how much you would owe, when payment is due and whether it is a lump sum or installments. Ask for available utility-cost history and repair records. Ask which exterior repairs you would pay for yourself.

Ask your agent and lender to separate your down payment, closing costs, inspections, and any due diligence fee or earnest money in your offer. Add your move, possible lease overlap and any repairs you plan to make after closing.

Use official tools for the home you are considering. Ask the school system, service provider or professional to confirm anything that affects your decision.

Work route, N.C. 540 and tolls

Test the route from the home to your workplace—for example, an office in Research Triangle Park (RTP) or downtown Raleigh—at your expected departure and return times. If it uses Toll N.C. 540 or another toll segment, compare toll and non-toll routes and calculate the recurring cost. For transit, check the timetable, connections and return service.

Which school system and schools serve this address?

Cary extends into Wake, Chatham and Durham counties. Verify the county and school system for the address. For a Wake County home, check the base school for your child’s grade and the school year you need, its calendar and any enrollment cap.

Property taxes, permits and repair records

Find the parcel in the appropriate county’s records. Check its tax bill, then ask your agent which permits, repair receipts, warranties and HOA documents are available. Ask an inspector about the condition of the home; a permit record is not an inspection.

Town limits, utilities and development

Search the address in Cary’s Property Research Map. Check town limits, utility information, floodplain mapping and nearby development plans. Use the map to identify questions, then confirm service availability with each provider and planning details with Cary staff. A proposed greenway is not an open trail.

Should I rent before buying?

Renting can give you time to test a commute and compare homes. Compare the lease term, the cost of moving twice and temporary housing with the costs and timing of buying sooner. Ask your lender how either choice would affect the cash you have available for a purchase. Compare the costs and timing of renting versus buying.

Does a Cary address guarantee a particular school?

No. Confirm the school system and assignment directly for the property address and the school year you need. Wake County notes that some base schools have enrollment caps. Do not rely only on a listing’s school names.
