01Work to discuss before listing

Walk through the home with an agent before paying for cosmetic updates. For a roof, HVAC system, drainage, or an addition, a written estimate or record may be more useful than guessing what buyers will value.

02Property and association records

Gather what you already have. Do not put account numbers or private documents into the message form. Your agent can tell you which items apply and how to share them securely.

03Listing, closing, and moving dates

If another home, lease, or tenant is involved, share the dates you know before choosing a listing date. Ask your agent and lender or closing attorney to identify which dates are flexible.

North Carolina and local records

Check the property, not just the mailing city.

Rules and records can depend on the home's jurisdiction and association. Use the address to confirm which office has the records, then bring questions to your agent.

Owner disclosures

North Carolina requires applicable residential property, association, and mineral/oil-and-gas disclosures by the time of an offer, subject to statutory exceptions. Ask your agent which forms apply to your property.

Find the permit office for your address

Recent additions or major system work may lead to permit questions. Confirm the property's jurisdiction, then search the appropriate public records. Raleigh, Cary, and Durham each provide separate starting points.

Repairs and association details

Set aside the receipts, warranties, permit information, association dues, and any special-assessment notices you have. Tell your agent about known defects or repairs you have made, even if you plan no further work. Ask what should be documented or disclosed.

Set a workable calendar

What happens before the sign goes up?

Your timeline depends on the home and the move you are planning. A repair, lender decision, association request, or next purchase can change the calendar.

FIRST

Review the home and numbers

Ask for comparable sales and a home-specific value analysis. Identify work you may complete, document, or factor into pricing, along with the costs that affect your expected proceeds.

THEN

Prepare for photos and showings

Choose the work and cleaning you will actually complete. Confirm when the home can be photographed, shown, and available for a buyer's inspection.

BEFORE AN OFFER

Line up the next move

Discuss disclosures, an available closing date, and when you can hand over possession. If you are buying too, ask your lender and agent what depends on sale proceeds.
